is it worth my money to finish my hardwood floors when i sell my house?

my older home has hardwood floors throughout..i had an estimate on the cost to finish three good size rooms and it was about 2 g..
i would want to do probably about 6 g worth of floor finishing..i bought the home last year for 120,000....the floors now are in ok shape, nothing great, but ok...would i get my money out of beautiful wood floors??

18 or 16 guage finish nailer for hardwood flooring and trim???

Hi, I am looking to buy a finish nailer to surface nail 3/4" tongue/groove hardwood flooring (corners and closets) where it can't be done with the tongue nailer. I am deciding whether to buy a 16 or 18 guage.

So far I have been using the very thin 18 guage nails which seem to be doing the job, although I am surprised they can make it through because they are so thin. The good thing is that if I nail through the wood grain, the hole is so small its practically invisible.

What I am wondering is if 18 guage is considered too light for hardwood?

If I buy the 16 Guage gun, will that be too thick for trim?

18 gauge isn't big enough unless you pl them too. I use a 16 or 15 gauge for unfinished flooring, I never top nail prefinished. I have another 18 gauge for trim. Nailers are cheap just get both and be done with it.
