Is refinishing my hardwood floor as easy as sanding it and painting it with a new stain?
Do I have to paint over the stain with something
Been there, done that. It's fairly easy as far as process but very hard work. We have a house built in 1905 or so. We sanded the floors with a sanding machine and had to be careful or it would dig into the floor until you know what you're doing. Plus to get as close to the walls the basedboards had to be off. Which for us was fine as those needed to be stripped. After that cleaning up the mess and yes staining it. After staining it though you have to coat it with a clear finish. My in-laws ended up working on the finish coat but used some cheap Polyurethane or something. In a couple of months it was chipping and peeling. So we opted for carpet and not go through that hasle again.
If you do it do plan on lots of hard work, time, and patience. That and use a good stain and a known good reliable sealer for the clear coat. I'd talk to a couple of stores and get an opinion on a good sealer since we ended up having the wrong stuff. Better to reasearch and get it right the first time.

Sanding hardwood floors?
My husband and I just bought a house with oak hardwood flooring under the carpet. Since it has been under the carpet for many many years, the finish has all but worn off. I had a hard time figuring out what the finish was because there was practically nothing left. I was able to test behind a door and found out it had been waxed.
We want to sand and refinish the floors so that we can seal it with urethane. The floors themselves are in great condition. There is no bowing or cupping and only a few stains.
We will not be using a drum sander. The floors are not bad enough to require too deep of sanding. We want to rent an orbital sander (one with the square pad), but we are unsure of what grit to start with. I read you should start with 36-40 grit, but that sounds too rough to me. Do we need to start with this rough of grit in order to remove all wax?
If we should start with 40, should we go to 80 and then 100 grit? Or, 80 to 120?
No, don't use 40 grit at all. That is too rough and too course especially if they don't require too deep of sanding. You don't want to sand them down too far, just remove all of the wax. An orbital sander is perfect for the job, a drum sander would be if the floor was pretty beat up. Start off at 120 grit with the orbital sander and you may need to go to 150 to finish it off but don't go any rougher than 120 it isn't necessary. If the floors are in great condition like you said then use your judgment and use either 120 or 150. Goodluck
