For a concrete slab, is floating or glueing better for engineered hardwood? Or other?
My home is built on a concrete slab, we intend to replace carpeting with engineered hardwood flooring. Is one method of installation better than the other, underlayment floating type or glueing to the concrete?
A Glue down method done the right way can be a very stable one. The reason being is that is quieter with less creaking when the floor expands or contracts. Although I’m sure most would agree that not only does a glue down method prove to cost a lot more, it can also be very tedious and messy, and would certainly leave an odor for longer than you can imagine. Another important thing to consider is that with this method you have to be very specific in terms of subfloor preparation particularly with its unevenness. If your subfloor is not flat or leveled expect trouble down the road.
Now, the Floating method is considered to be the best candidate for Do-it-Yourself projects. Most homeowners with little or no experience can easily tackle an installation using this method. Although professionals can do this type of project in a day or two depending of course on the size of the room, you can probably finish it in 3-4 days of hard work
It has definitely grown in popularity over the years and has become known to be the most forgiving and stable installation method in terms of subfloor preparation. With the use of proper underlay you can greatly minimize its major drawback which is the “noise” or the creaking sound when walked on. If you plan on hiring professional help a floating method definitely costs a lot less and could be done is less time compared to a glue down method. One other thing to note that adds to its stability is that since this floors are not directly adhered to your subfloor is that it allows more room to expand and contract and it does so as one big floor compared to individual units typical with a glue down method. As a last word of advise though, make sure to check with the flooring manufacturer as to their set installation guidelines in order for the warranty to be valid.
Does a landlord need to provide pictures of damages, before and after pics?
I was renting a place for $1200 a month. We gave a security deposit of $1800. We bought a house in June and we were not allowed out of our lease. So we paid the mortgage and the rent. In the lease we were supposed to pay water and sewer, but since we were not living there, she didn't charge us for July and August. We just got back and it was only for $235. She charged us for installation of smoke detectors (which we never even had), a hole in the wall that was done by the plumber, that the landlord stated they would fix, as well as other charges, such as replacing the entire kitchen floor and a few sections of the hardwood flooring. Does she have to provide pictures, before and after, as well as any invoices because this is outrageous. My wife, her stepbrother and myself were all there the night before and cleaned the entire house.
I believe the landlord has to have smoke/carbon detectors in the property by law and also there insurance wont cover them if they dont. You should have documented what the condition of the property was when you moved in and out. Invoices she must provide to show cost of replacement.
